Bean Tract
Alhambra Rd up to the San Marino line: the north ends of N. Stoneman, Almansor, and Granada, and Huntington Dr. The largest area by land and the one with the most houses: more than half of the homes here are single-family, and a third were built before 1950. Owners and renters split almost evenly. It is also the one part of the district where English is the largest language spoken at home.

*This Census tract runs past the district line west of Atlantic Boulevard. Of its 5,698 people and 2,430 homes, about 3,719 people and 1,700 homes are inside District 1, counted by Census block. Every percentage below is for the whole tract. Registered voters and ballots, further down, count only the blocks inside the district.
A short history

Alhambra Road was the northern edge of both of Wilson and Shorb's 1870s tracts. [Context p.63] [Context p.64] Jackson A. Graves, one of the leaders of the Alhambra Orange Growers Association when it formed in 1896, built a residence on East Huntington Drive in 1888. The house is gone, but its original perimeter fence along Huntington Drive still stands. [Context p.67] [Context p.81] The City's survey records houses from 1900 on the 800 block of North Stoneman Avenue and from 1909 on the 900 block. [Context p.80] [Survey p.59]
The Carmel of St. Teresa, a Carmelite convent established in Alhambra in 1913, bought about three acres at 215 East Alhambra Road in 1922 from Joseph Jordan, a pioneer resident who had built and run the Alhambra Bakery and the Alhambra Hotel. The sisters' Renaissance Revival monastery went up there in 1923 to designs by John C. Austin, and the survey found it eligible for the National Register. [Survey p.47] [Survey p.193] When the City surveyed its older neighborhoods in 1984 and 1985, one of the two areas it chose for a house-by-house look was bounded by Bushnell Avenue, Pine Street and Huntington Drive, Atlantic Boulevard, and Alhambra Road, because of how many of its houses were built before 1920. [Survey p.5] Today more than half the homes here are single-family, and a third were built before 1950.

The last time this seat was on the ballot
Registered voters and ballots cast are counted from the voter file, by Census block, for the blocks inside District 1. Ballots include every voter who returned one, whether or not they marked the council race, which is why the four areas together add up to more than the 3,636 council votes.
